Frequently Asked Questions
What are some common signs of foundation problems?
Some vertical or diagonal cracks in the walls are to be expected within the first two years of construction as a result of settling. However, if you see horizontal cracks or fissures, it could be a sign of foundation problems.
Other indicators that you have foundation problems include sticking doors and windows, moisture in the basement, and uneven floors.
Is it safe to live in a house with foundation problems?
That depends on how serious the issue is. Unfortunately, it is not always possible to tell how serious a foundation problem is just by looking at it. A small crack might mean there is a minor issue, or there could be a much more serious issue that is not visible to the naked eye. For this reason, it is extremely important to consult a professional as soon as you suspect there might be a problem with the foundation.
When should I worry about a crack in my foundation?
If vertical or diagonal cracks appear in your foundation within the first two years of construction, this is usually a result of the home settling and is rarely cause for concern.
Horizontal cracks, however, are usually an indication of a more serious problem and should be inspected by a professional.
How long does a foundation repair normally take?
Foundation repair usually takes between two and three days, although in some circumstances, it can take longer (such as when deeper footers are required or when more excavation is needed).
When is the best time of year to do a foundation repair?
Interior foundation repairs can be completed year-round. Exterior foundation repairs should be completed before or after a frost. This is because the ground is colder and harder, which makes the foundation safer and more stable for working on.
Is it possible for any utility to be damaged during the foundation repair, and who is responsible for repairing them?
The damaging of utility lines is often a concern when repairing a foundation, although every effort is made to avoid this. Before any excavation is done, we will contact your utilities companies so that they can mark where the lines are.
Water and sewer lines can become damaged during a foundation repair. In the unlikely event this happens, Foundation Fix takes responsibility for all repairs.
What is included in my lifetime warranty?
Our lifetime warranty applies to all the services that we provide, and it is transferable to the next homeowner.
How long should I wait before putting up drywall after a crack repair?
You should wait at least four to six weeks before putting up new drywall.
How long does foundation repair take?
The length of time that foundation repair takes will depend on what exactly is being done.
Exterior Waterproofing – because excavation is required, this can take between one day to several weeks – although bigger jobs may take longer depending on the scope of the repair.
Interior waterproofing – small jobs such as installing a new sump pump may be done in a few hours. Larger jobs, such as installing an interior drain system, may take between 3 and 5 days.
A crack repair usually only takes two to three hours.
Basement piering generally takes several days depending on the number of piers recommended by our engineer.
Are you able to fix a sinking foundation?
Foundation Fix uses a helical piering technique to repair a sinking foundation. It is important to hire a professional to fix your sinking foundation. At Foundation Fix we use our consulting engineer for every piering project.
Will external foundation repair damage my landscaping?
Unfortunately, external foundation repair usually requires excavation around the outside of the home. Although we try to keep this to a minimum and fill the soil back in afterward, we ask that gardens be temporarily removed to allow access to the foundation wall.
What causes foundation cracks?
Vertical or diagonal foundation cracks may appear within the first year or two of construction as a result of the building settling in the soil. These cracks are rarely cause for concern.
What are the causes of a leaky basement?
There are several reasons why a homeowner might have a leaky basement, but the most common causes are:
Improper drainage around the foundation that causes rainwater to pool. For example, clogged weeping tiles.
Cracks around windows and doors.
Sump pump that is not functioning properly.
Condensation caused by high humidity.
Should I buy a home with foundation issues?
Foundation issues shouldn’t necessarily stop you from buying a home, but it is important to be aware of how serious those issues are and how much they will cost to fix. This will give you negotiating power and help ensure that you avoid a nasty shock when you get the repair bill. Before purchasing a home with foundation issues, be sure to get it inspected by professionals and get an estimate on repair costs.
