What is Foundation Piering?

Foundation problems in your home are nothing to take lightly. If you are noticing cracks in the exterior or your brick or concrete, diagonal cracks on the inside walls, or finding that windows and doors are no longer closing properly, it is a telltale sign that your home might be settling unevenly. This can lead to decreased property value and in some cases, it can even pose a safety hazard. The good news? Foundation piering is a cost-effective solution that can help you solve this problem.

When people notice foundation problems, they often automatically assume the worst. And while there are extreme cases, that may require a complete replacement of the foundation, more often than not your issue can be solved through foundation piering.

When looking for a contractor to help you with your home’s foundation problems, it is important to do your homework. This is a very specialized field, and not everyone has the experience or equipment to provide you with the fix that you need.

Foundation piering (or pilling) helps to correct foundation settlement issues by driving steel pipe or piers into the ground below with a hydraulic ram. Hydraulic jacks are then used to lift the foundation back to its original position and the structure is then affixed to the piers, locking it into place.

Benefits of foundation piering include:

  • It is cost effective. In fact, foundation piering can be up to ten times less expensive than replacing the foundation.

  • You don’t need to vacate your home. Piering can be done while the building is under normal use.

  • This repair can be done in tight spaces as the equipment used for piering is easily portable. Piering requires minimal excavation around your home – usually only about 3x4’ around your foundation and about 10” below the grade beam.

  • It effectively remedies foundation problems in a single step.

  • There is no heavy equipment necessary which means little or no destruction to your yard.

If you suspect you have foundation settlement issues, it is best to call in the professionals as soon as possible. The earlier you do, the easier (and often less expensive), the problem will be to repair.
