Should waterproofing be done from the interior or exterior?

So how do you know which type to choose? Interior waterproofing is less expensive than exterior waterproofing but how effective is it? Let’s start by looking at the differences between the two methods.
Interior Waterproofing
Interior waterproofing is a bit of a misnomer. Since you’re dealing with water that has already entered the basement, it isn’t waterproofing at all. It’s water management. The system works by diverting water out of the basement through a weeping tile system. Interior waterproofing does not protect your foundation against frost and erosion.
Interior waterproofing is typically used when there is limited access to the outside of the home for excavation – usually due to surrounding buildings being too close etc.
Exterior Waterproofing
Exterior waterproofing involves excavating around the home to expose the foundation wall. The foundation wall is cleaned, inspected, and any cracks that are discovered are sealed. To keep water out, your contractor will seal the foundation walls with a waterproofing membrane and replace the weeping tiles. The membrane will stay flexible so that when the foundation shifts, the membrane will move with it so that further leaks will be prevented. Improperly installed or damaged window wells may also be a source of a leaky basement, which would need to be repaired from the exterior.
Exterior Waterproofing prevents water from entering the home and protects the foundation from frost and erosion. In doing so, it also helps to preserve the structural integrity of the foundation.
Which Method of Waterproofing Should You Use?
Some people choose interior waterproofing for the simple reason that the price is lower, but this is a mistake. If the method of waterproofing you choose doesn’t fully protect your basement and foundation, then choosing the option that is less expensive in the short term could end up costing you more in the long run.
Exterior waterproofing is always the best choice if it is possible.
When you live in a home that is constructed with brick, concrete or cinder blocks, the exterior method is going to be most effective – especially if there are large cracks that need to be repaired. Exterior waterproofing is also the only method that keeps water out of your home, and because it protects against erosion, it also helps to keep your foundation structurally sound.
Also, if you are experiencing serious leaks, it may not be possible to manage this with interior waterproofing.
That being said, you have to choose the type of waterproofing that works best for your situation. Unfortunately, exterior waterproofing isn’t always possible. There may not be enough room on your property for excavation, or there may be other factors that make excavation too difficult. In that case, interior waterproofing will at least help you to divert water from your basement.
